地面師による詐欺事件
皆さんは「地面師」という日本のドラマをご覧になったことはありますか？2024年にNetflixで配信されると秀逸な内容に話題を呼びました。不動産詐欺を題材にしたこのドラマは、2017年に業界を震撼させた積水ハウス55億円詐欺事件をモデルにしています。ドラマの最終回では犯人たちが逃亡するシーンが描かれていましたが、現実の世界でも日々同様の事件が発生しているようでです。
2025年11月、東京文京区で土地詐欺未遂事件が発生し、家主を装った2人の容疑者が逮捕されました。この事件に共犯として今年1月に逮捕・起訴された容疑者Sは積水事件にも関与した人物でした。積水事件では引き出し口座の準備を担当した地面師の一人とみられています。今回の事件では、S容疑者は健康保険証などの重要書類偽造に関与したとされています。メディアの取材に対し、S容疑者は過去に手にした億単位のあぶく銭はとっくに使い果たしたと軽妙な口調で語り、その反省が見られない態度には驚かさます。
地面師が恐ろしいのは、手口が巧妙なだけでなく、その根底に人間の貪欲さが共存している点にあります。気を付けようのない部分もあるかもしれませんが、取引プロセスの各段階における確認作業は、決して省略してはならないと身に染みて感じます。

Have you seen the Japanese drama “Ground Dealer”? Its excellent content generated much discussion when it was released on Netflix in 2024. This drama, centred on property fraud, is modelled on the Sekisui House ¥5.5 billion fraud case that shook the industry in 2017. The final episode depicted the perpetrators fleeing, and it seems similar incidents occur daily in the real world.
In November 2025, an attempted land fraud occurred in Tokyo's Bunkyo Ward, leading to the arrest of two suspects posing as property owners. Suspect S, arrested and indicted this January as an accomplice in this case, was also implicated in the Sekisui incident. He is believed to have been one of the groundmen responsible for preparing the withdrawal accounts in the Sekisui case. In this latest incident, Suspect S is alleged to have been involved in forging crucial documents such as health insurance cards. When questioned by the media, suspect S stated in a flippant tone that the hundreds of millions of yen in ill-gotten gains he had previously acquired had long since been squandered, his lack of remorse proving shocking.
What makes land fraudsters so terrifying is not only the sophistication of their methods, but the human greed that underpins them. While there may be aspects beyond one's control, I feel it is absolutely essential that verification procedures at every stage of the transaction process are never omitted.
