Property management involves more than merely collecting rent. The management company arranges regular cleaning of common areas(N.B.) such as corridors, staircases, and refuse rooms. Should residents litter or fail to comply with waste sorting regulations, the management company will post notices and ensure the entire building remains clean and tidy.
Beyond cleaning, buildings require various legally mandated checks: fire safety equipment inspections, lift safety checks, and plant maintenance. While landlords living nearby might handle cleaning themselves, most opt to outsource to management companies to save time and effort.
For residents, this ensures the entire building remains clean, safe, and of high quality. For landlords, maintaining tidiness and well-functioning facilities can lead to potential rent increases. The management company acts as the landlord's “housekeeper”, attending to even the most subtle details that might otherwise go unnoticed.
