They examine rental rates for comparable properties in the vicinity to determine a reasonable asking price, avoiding rates that are too high or too low which could hinder letting speed.


Beyond rent, factors like property conditions and timing—such as peak seasons, location appeal, or market popularity—are considered. Management firms may suggest higher key money or special terms to boost returns, all aimed at maximising landlords' profits.


Once the landlord agrees to the terms, the management company commences external promotion. This encompasses online platforms, estate agents, and even offers such as free rent periods or advertising subsidies if the property remains vacant for an extended period, all designed to attract tenants' attention.


This entire process functions much like a landlord's “rental assistant”, handling everything from market analysis and strategic advice to promotional execution. The landlord simply sits back and waits for the rent to come in.
