In Japan, many landlords choose to entrust their properties to specialised management companies – this is known as rental property management(hereinafter referred to as the “PM”). Simply put, it involves a comprehensive service where professionals handle everything from advertising vacant properties and securing tenancies to managing the property post-occupancy. This allows landlords to collect rent effortlessly without worrying about the day-to-day details.

 

For instance, when a property stands vacant, the management company first assesses local rental rates to advise landlords on setting competitive rents. They may even strategise regarding ※key money collection in prime locations or peak seasons to maximise returns. Post-tenancy, they handle issues like noise complaints or rubbish disposal.

 

Management companies also collaborate with estate agents for marketing. For properties facing prolonged vacancy, they may offer "フリーレント "(rent-free periods) to attract tenants. For entire buildings, they arrange communal area cleaning, landscaping maintenance, and statutory inspections to ensure cleanliness and safety.

 

In essence, "賃貸管理"(PM) extends beyond mere rent collection; it functions as the landlord's personal assistant, overseeing everything from letting to tenant departure, providing peace of mind for property investments.
